What’s included when reserving the INN for a wedding or event? A small boutique-inn casual experience • Eight intimate rooms with accommodations for up to twenty six guests. •  All rooms with views and easy access to the Garden Courtyard • Morning self serve coffee & tea bar with all of the trimmings in the Garden Courtyard • 2 night stay required for all rooms •  Discounted guest room rates available for guests with signed sales contract in advance 


What’s included when reserving the Garden Courtyard for a wedding, rehearsal dinner or event?  • An outdoor organic modern-rustic experience under a canopy of  mature elm trees, set on 1500 sq feet of Pavestone patio space encompassed with stone & steel details, whimsical landscape lighting and overhead vintage string lighting at night •  covered pergola with bar/serving counter •  Refrigerator/Freezer • Outdoor restroom • Accommodates small events only - 30 to 35 persons max. • One propane patio heater  •  a natural gas fire-pit with 6 club club chairs • 6 bistro tables with 12 resin wicker chairs • Private Party signage reserving the courtyard venue ensuring exclusive use for your private event is placed at courtyard entrances  • Available year-round. • Courtyard reservation times begin with hotel check-in & check-out times and based on package selected and individual contracts. 


Do you offer a special rate for wedding parties staying with you and not having our wedding at your property? Yes, we host many wedding parties throughout the year and we do offer a discounted rate off of standard rates, based on availability, with a two-night minimum and all 8 rooms reserved.  (Hotel excludes black-out dates, holidays, seasonal dates or sale dates)  


Do you have RV spaces for wedding guests who are traveling in an RV? Yes, based on availability, we have a dedicated RV space for short stays and this can be reserved for your wedding guest(s), if available. Other spaces within park are based on availability.


Can we serve our own liquor and alcoholic drinks? Yes, providing you do not charge your guests. We do allow outside alcohol to be served to your guests with a hosted bar. We recommend using a bartender and will provide a list of recommendations. A liquor permit is not required for a private party, a guest list will be required to have on file.  


Can we choose our own vendors? Do you have a list of local vendors? Yes! We provide you with our Preferred Vendor list which includes a variety of event vendors that we know have quality products. We offer exclusive package options from our preferred partner or you may choose your own vendors. Can we rent a tent or canopy? Yes, small tent canopy's work well in the event of inclement weather? We recommend Moore Party Rentals or Verve Events & Tents, they typically offer a Rain Reserve rental option allowing you to reserve a tent or canopy with deposit. 


Will banquet seating, round or farmhouse tables fit in the courtyard? Yes! You can configure tables and chairs in many different ways to make the perfect seating arrangement for your event. We recommend using our partner vendor, One Hundred Chairs, a full service event rental and styling company, to provide tables, chairs, tabletop decor, etc. to setup your seating arrangements and decor or you may rent from an outside vendor and bring into the courtyard. We recommend One Hundred Chairs, Verve Event and Tents, or Moore Party Rentals. 


Where will our wedding guests park? Our parking is limited as we are a small venue. Wedding guests will park near the Inn’s rooms during the stay at the hotel, wedding parties over 25 (or at the discretion of the inn) will require a parking attendant who will direct wedding guests on where to park on upon arrival.  The attendant fee is $100 per attendant. Large parties may require 2 attendants; hotel's discretion. 


Can I have a late night event? Yes! We allow late night events until 11:30 pm Friday-Saturday. Monday-Thursday & Sunday music ends at 10:00 pm.  End times are strictly observed. 


Can our guests pay for their own rooms? Room reservations for all 8 rooms must be guaranteed by party reserving the block of rooms in the package. Many of our parties ask their guests to pay for their individual rooms. We are happy to provide the room charges and individual room invoices. However, if your guest fails to show and/or pay for their room,  or leaves early, the reserving party is responsible for the charges. The rooms are non-refundable.   Guest rooms are charged no later than 30 days prior to event.


TERMS: What are the Courtyard rental terms? Is a payment plan available? Yes, payment plans are available.  A signed rental agreement is required. An initial payment of 50% of the total invoice is due at signing of contract, with one subsequent payment of remaining 50% due 60 days prior to event per rental agreement. 


What if I need to cancel or make changes to my date(s)?   Cancellations: 50% of the total reservation invoice(s) are refundable up to 270 days prior to event, 100% is refundable 271 days prior to event and a cancellation fee will be deducted from balance due to client.  Changes to original reservation will incur a change fee and be subject to current rates if applicable, and availability.  


Who sets up the tables and chairs for my ceremony and reception? Our staff will set up our outdoor furniture and our amenities according to your design. (Not Including; set-up/tear-down of rentals, decorations, additional lighting, personal items brought in, etc) after your event, this is the responsibility of the reserving party.  We give you the choice to select your vendors, to set-up your dream styling. We recommend an event styling & rental company, like One Hundred Chairs, or another wedding rental company, or your wedding planner, etc. These companies specialize is beautiful layouts, with quick set-up and break-down. It is the reserving party's responsibility to set-up and break down the tables according to your contract with them. 


Am I required to have special insurance?  Yes, special event insurance is required and covers the (reserving party) for general liability, host liquor and/or retail liquor. You may be able to obtain a rider on your homeowner's or business insurance, if so, your insurance agent will need to know that we require 1 million per incident and 2 million aggregate with a certificate of insurance naming the Primrose Inn as additional insured.  If you do not have homeowners coverage, outside insurance vendors are available online and we suggest using www.eventhelper.com with an approximate cost of $65 for your 1 or 2 day event. 


Contracted use of courtyard venue begins with the contracted reservation times set by the inn and must adhere to the property's check-in & check-out policy and in accordance with set-up times, start & end times of package, weddings or events may not be planned on day of check-out. Courtyard start times will vary based on individual reservation dates, needs and the requirements of the inn.
